Joint Access Committee Position Vacancies

We are in need of volunteers to fill vacant positions on the Joint Access Committee (JAC).

The JAC is a committee of four members of the Strawberry Point Bluffs Home Owners Association and four members of the Strawberry Hill Estates Home Owners Association. The JAC overseas the park and boat launch, to include, among other things, the daily operation of the park, making recommendations for capital improvements, and making recommendations for repairs and/or replacements of park furnishings and equipment. The park is a tremendous neighborhood asset and volunteers are need to ensure it stays that way!

Strawberry Point Bluffs HOA Updates

Bluffs lawsuit update

The Bluffs lawsuit that started last fall concerning an unapproved garage structure that was under construction was decided by the Court last month in favor of the HOA. That structure will not be built, the construction materials will be removed or permanently covered, and no building will occur without first getting approval from the HOA.  Your HOA board filed the lawsuit to uphold our building and use restrictions. Per our building and use restrictions any building (home, garage, shed) must be approved by the HOA board in addition to getting any required permits or approvals from the township and county before construction starts. 

Bluffs HOA dues update

The option to pay dues early and save offered earlier this year was a big success. Thanks to all of you that took advantage of this! It brought in the needed funds to be able to take care of our financial obligations. With the early payment option now over please know we will send out a dues payment notice by early March (as we usually do) to the homeowners that didn’t choose to pay early. Also, a reminder for any homeowner that plans to be gone the month of March that you can always mail in your dues payment without an invoice to our PO Box 612, Hamburg MI 48139.

SPBHA Dues Increase Results

the proposal to change the annual dues has passed!

After the meeting on Tuesday July 16 we had 42 yes votes and 3 no votes. We continued to accept votes after Tuesday and now have 51 yes votes, a full 2/3 of our HOA members. The board planned to accept ballots through the end of July, as voting was not “closed” as of our Tuesday evening meeting date.

The new dues amount of $125 is effective with next year’s dues payment March 2020. Homeowners who want to take advantage of a dues price of $105 and prepay up to 3 years of dues can make out your check to SPBHOA and mail it to our PO Box 612 Hamburg, MI 48139. We plan to mail a letter out by the first week of August to make sure all HOA members are notified about this prepay option.

Strawberry Point Bluffs – Voting on Dues Change Notice

Important Notice from your HOA board – We need your vote on a dues change

As we discussed at our annual HOA membership meeting in April to be able to properly fund our homeowners association we need an increase in our annual dues. With the two insurance policies we pay for each year (liability for the park and directors liability) and a few other annual fees we incur we use up about 80% of our annual dues without even contributing anything to our park property or spending anything to benefit our neighborhood. Assets at the park need annual maintenance and we need to be able to replace items when needed. We also need to be able to pay for legal fees when needed to uphold and defend our HOA building and use rules.

Back in 1973 the developer had set the dues at $30 per year. Based on inflation $30 in 1973 would equal over $170 in 2019 dollars based on inflation.

Your HOA board is asking for your vote to increase our dues to $125 per year effective with our dues payable next year. With our dues at $125 per year we would have proper funding each year to be able to run our HOA. Just like our own individual households the association needs proper funds to be able to pay its bills and be able to operate. As you know board member positions are volunteer. We need volunteers for our board each year to help run our association, and our board needs to have adequate funding to run the association.

We have a special meeting scheduled for July 16, 2019 at the Hamburg Township Senior Center at 7:30pm. Meeting attendance is not required for you to be able to vote. The meeting will be available for questions and discussion concerning this change in dues.

PLEASE TAKE NOTICE that the Annual Meeting of the Association will be held on Monday, April 28, 2014 at 7:00 p.m. at the Hamburg Senior Community Center. There are no new business items to discuss.  Please see the Agenda below for more information.

Please keep in mind that it takes a minimum of 25 households to establish a quorum.  Your attendance is needed, and will give you an excellent opportunity to meet with your neighbors and to voice any concerns or suggestions you may have.  Please mark the date for the meeting on your calendar. We look forward to seeing you there.

NOTE:  The Board is in need of new members.  The current Board has many members that have held these responsibilities for several years now and it is time for other members of the Association to step up and take responsibility.  The order of replacement based on longevity is as follows:  Tricia Erskine, George Rogers, Don Houston, Leonard Dorazio, Tracy Uguccioni, Christopher Brehm.

Your Annual Dues Statement is enclosed.  Please remit your dues promptly.  The current dues are $50. At this time the Board does not see any need for a special assessment. The Access Committee has requested that the dues be increased by $50.00 to support improvements to Strawberry Park.  If you feel inclined to help with this please make a voluntary contribution and the proceeds will be given to the Access Committee and we will recognize your generosity.
